Saltillo tile cleaning restoration is a rigorous process that consists of multiple phases. In order to obtain the best results, each step must be carried out with precision and care.
The first step is to clean the tile. After all the walls, wood cabinets and carpet is taped and protected, we apply a Saltillo clay degreaser. The degreaser begins to destabilize heavy grease/dirt buildup.
Loosening the Dirt
However, the degreaser cannot remove all the dirt from the pores of the surface of the Saltillo tile. To ensure that all the dirt and grease is removed, our Paradise Valley tile sealers use a specialized machine to mechanically agitate the dirt in every pore and mortar joint.

Cleaning and Sanitizing
Now that the degreaser has been applied and the dirt has been loosened from the pores, we can begin the dirt removal process. The equipment we use to remove the dirt heats the tile up to 250 degrees and thoroughly rinses and sanitizes to guarantee that all the dirt and crease is gone. After the sanitation is complete, the tile and mortar joints are completely dried using high-velocity fans or air movers.
The next phase in the process is where we address and repair any cracks in the Saltillo tile. A Saltillo epoxy is mixed and precisely matched to the exact color of each tile allowing it to blend beautifully creating a seamless repair.
When the cracks in the tile have been repaired, we then move on to fixing or replacing any cracked or missing mortar grout joints. Finding a match to the color of your grout joints is a painstaking process but must be done correctly or else the color won’t match. With the proper amount of time and a complete understanding of what we are doing, the repairs will make your tile look like new.
The next step is where we apply “enriching oil” to condition the by moisturizing it to bring out its wonderful brilliant color once again. This generally requires time for the oil to absorb and the dry. We allow up to 24 hours for the enriching process to be completed.
The Protective Coat
The final phase in the process is applying an acrylic topcoat designed specifically for Saltillo tile. A clear coat acts as a barrier between your Saltillo tile and the environment. Several coats are applied over a 4-6 hour time span allowing each coat too dry and cure before the next is added. This acrylic coat allows for easy cleaning of your Saltillo tile so you can enjoy your beautiful floor for years to come.
